Documents are confusing. Prices vary widely. Advice comes from every direction. And it is often difficult to know whom to trust.

The difference may be hidden in the direction and facing of the property — east, north, south, west. The width of the approach road — 20ft, 40ft, or 60ft. Vastu compliance. Water availability — municipal connection, borewell, or none. Borewell depth — 300 feet or 1,200 feet makes a significant difference. Building quality and age — sometimes a 10-year-old building built with quality material is worth more than a brand new one.
Beyond the property itself, legal status matters enormously. Is it HMDA approved, GHMC, or Panchayat? Does it carry an Occupation Certificate? Is it in a residential zone or does it fall under GO111 or a conservation zone? Is it loanable from a bank? What is the government value versus market value?
Location factors matter too — proximity to schools, colleges, supermarkets, MMTS stations, metro, bus stops. Rental yield — whether 3% or 6% — changes the investment calculation entirely. Builder reputation, past projects, amenities promised versus delivered, pre-launch pricing versus post-possession reality.
And then there are things nobody tells you. Plots near the main gate of a layout can be priced 30% higher than identical plots at the back. Some properties in litigation are marketed without disclosure. Some documents carry NOTARY registration instead of proper Sub-Registrar registration — a red flag most buyers miss entirely.

We do not disappear after the sale deed is signed.
When clients hesitate to pay for a newspaper public notice or an independent legal opinion — we sometimes pay those costs ourselves and adjust against our consultancy fee. We always insist that the legal opinion comes from the buyer's own advocate — not ours, not the seller's. The advocate must work exclusively for the buyer, with no influence from any other party. This is non-negotiable.
The bank's legal review is designed to protect the bank — not you. Their lawyer works for the bank. Your lawyer works for you. These are two completely different perspectives on the same transaction. We always recommend both, without exception.
This is not an advertisement — it is a legal public notice. It gives any undisclosed claimant, previous owner, or disputed party an opportunity to raise an objection before your registration is completed. It is a small step that has prevented serious problems for buyers more times than we can count.
Because the purpose of an independent legal opinion is to protect you — the buyer. If the advocate is connected to us or to the seller in any way, that independence is compromised. We insist on your advocate, giving an opinion that is entirely in your interest. If you are unable to arrange this, we will pay the advocate fee ourselves and adjust it against our consultancy.
